The four repairs Spokane chimneys actually need
Crown repair. The crown is the concrete slab on top. When it cracks, water runs straight down inside the chimney instead of off it. This is the single most common failure and the cheapest to fix early.
Chimney cap. The metal lid over the flue. It keeps out rain, birds and squirrels. A missing cap is why some chimneys smell in summer and why some have a nest in them.
Spalling brick and tuckpointing. Brick faces popping off, or mortar joints crumbling. This is the freeze-thaw cycle doing its work. Spokane gets it badly because the winter swings above and below freezing repeatedly rather than staying cold.
Relining. A stainless liner fitted inside the existing flue. Needed when the clay tiles have cracked, when a gas insert was fitted without one, or after a chimney fire. This is the expensive one and the one worth getting right.
What can wait and what cannot
Cannot wait: a cracked or missing liner, any damage after a chimney fire, and a flue you have been told is blocked. These are carbon monoxide and house fire risks, not cosmetic problems.
Can usually wait until spring: tuckpointing, a cosmetic crack in the crown, and a cap replacement, as long as the flue itself is sound. Masonry work in a Spokane January is slower, more expensive, and the mortar does not cure properly below about 40 degrees anyway.
That last point is worth knowing before anyone sells you urgent winter masonry.

What to expect on the day
Crown and cap work is usually one day. Relining is one to two days depending on access and whether the chimney has bends. Tuckpointing depends on area and weather.
We need driveway access for a ladder or lift, and for relining we work from the roof, so clear anything under the eaves.

How much does it cost to reline a chimney in Spokane?
Typically $2,500 to $7,000 installed. A straight flue in a single-storey house is at the bottom. A tall offset flue with old tiles that have to be broken out is at the top. It is the one repair where getting two quotes genuinely pays.
My chimney is leaking. Is that the crown or the flashing?
If the stain is on the ceiling right at the chimney, it is usually flashing. If the brick itself is dark and damp partway up, it is usually the crown or a missing cap letting water down the flue. A photo usually settles it.
Can I just take the chimney down?
Sometimes, and for a chimney serving nothing it can be the cheapest answer. If it still vents a furnace or water heater, no. Ask before you assume, because the removal and the reroofing cost more than people expect.
